Features
Design & Construction
- One, two and three story homes with spacious open concept living, dining and kitchen area.
- Up to two story buildings will be cement block with steel reinforcement on all exterior and structural walls and for buildings over two stories, pour reinforced concrete and steel construction.
- All common demising walls will be either poured concrete or filled cement block for sound and fire containment. Interior, non-structural partition walls will be steel stud and gypsum construction.
- All construction will meet or exceed the new seismic code of Costa Rica.
- Where ceilings are NOT vaulted, the normal ceiling height will be 9’; where design permits (usually on the top floors) vaulted ceilings usually in the living / family / dining rooms and possibly the master bedroom will be built.
- Skylights are available for the upper levels in various locations.
- Roofs are specially designed for heat reflection / dissipation, noise absorption and finished with clay tile to enhance the beauty of the home.
- All plumbing fixtures are vented and have "P" traps to prevent odors.
- All services will be underground.
Telecomunications
- Telephone outlets throughout.
- TV (cable and satellite systems) through out including bedroom.
- High speed Internet connection in the office or computer station and suitable for a personal wireless router connection.
- VOIP phone ready connections.
Electrical System & Lighting
- Electrical system designed and installed to North American expectations. House wiring will be #12 copper wiring for lights; all outlets and fixtures grounded.
- Each house has a dedicated 100 amp, grounded, electrical panel featuring circuit breakers with properly balanced or dedicated circuits as per North America. Refrigerators, dryers, stoves will have dedicated circuits. In the kitchen, all electrical outlets will have split circuits to avoid overloading.
- Bathroom vanity outlets will be GFIs (ground fault interruptors).
- Recessed halogen pot lights throughout for bright, clear light.
- Indirect fluorescent valence lighting in the kitchen and bathrooms vanities.
- All living areas are wired for tropical ceiling fans.
- Individual electric hot water heaters and electric meters.
Safety & Security Systems
- Individual security alarm system.
- Intercom for entry gate communication and to the onsite security staff.
- Emergency lighting system with 45 min. battery reserve.
- Recessed wall safe for cash, jewelry and important documents.
- All stairs to be well lighted and have handrails; all balconies to have 42” high guard railing.
- Deadbolts on all solid core exterior entry doors. Security bars on all sliding ground and second story glass sliding doors.
Bedrooms & Closets
- Large master bedrooms most capable of accommodating a king size bed. "Ensuite" bathroom and a walk-in closet (design specific). Walk-in closets have personal organizers, eg. drawers, shelves, shoe racks, as well as hanging space.
- Most secondary bedrooms are large enough for queen size beds.
- Many designs have walk-in closets; some have easily accessible standard closets made of louvered “cedro” doors and built-in drawers and organizers.
- Some designs have built in spaces for TVs.
- All rooms have exterior windows for natural light and ventilation.
- Each bedroom has a roughed-in outlet for a tropical ceiling fan.
- Each bedroom has a 3-way switch —one near the doorway and the other easily accessible from the bed. A telephone outlet is also available for the night stand.
Doors & Windows
- Large, maintenance free anodized bronze aluminum window frames throughout with screened, louvered windows for ventilation.
- Striking Spanish colonial styled solid wood entry door with wrought iron accents and small opening for viewing.
- Beautiful solid wood interior doors, stained and polished to a glass smooth finish with matching casings and molding.
- Schlage hardware and locks in polished or antique brass, lever handles.
Bathrooms
- Granite counter top, ceramic or marble tiled walls and large mirrors in each well-lighted bathroom.
- Frameless, tempered glass shower doors sandblasted with tropical motif in large, well ventilated showers finished with ceramic or marble.
- One piece, low profile, quiet flush America Standard white or bone china toilet in each bathroom, and American Standard 8” wide spread polished chrome or satin lever handled faucets with under hung single or double white china sinks.
- Some designs may feature raised sinks and wall mounted faucets.
- Most vanities have solid wood cabinets with multiple drawers for convenience; there is under counter storage.
- Built in medicine cabinet above the vanity.
- Many master bathrooms feature a Jacuzzi tub.
Kitchens
- Spacious, well-designed “U” shaped kitchens with lots of counter space and upper storage cabinets.
- One corner to have a “lazy susan” to better use the space and the other corner to house a hidden garbage container accessed by granite covered “disposal hole”.
- Kitchen design to provide options for three pull out pot drawers and a pull out spice rack.
- Kitchen design includes a raised breakfast counter.
- All doors to be made of stained (three options) solid wood cabinets made of a beautiful local wood (cedro) by a local craftsman.
- Cabinets to be designed for “just fit” appliances to give a neat, easy to clean kitchen.
- All counters to be imported granite with full granite backsplashes.
- Kitchens to have an optional overhead cabinet above the breakfast bar. This cabinet to be accessible from both sides.
- The drop-in or under hung (your option) two compartment SS sink will have an arched faucet to wash those large pots and bowls.
Appliances
The developer expects to negotiate a special deal with a wide range of appliance providers and offer the following to the purchaser as a separate discounted package. This package will NOT be included in the base purchase price:- A stainless steel appliance package for the kitchen will consist of the following:
- GE ”Profile” microwave oven with built-in exhaust fan
- Dishwasher
- Gas or electric range (choice is subject to house design) - Refrigerator.
- Stacked washer / dryer or side by side units —subject to house design.
Note: The specific appliance makes and models will be specified later.
Built-in Cabinetry
- Each house will have the option of various built-ins. Living room and family room storage/display/entertainment wall units built to match the kitchen cabinets. These will include indirect florescent display lighting, for books or objects de arte as well as a place to house your home theater system, DVDs, CDs and flat screen TV.
- Also available, will be built in credenza designs, kitchen pantry and broom closets, home office, make-up table, built-in BBQ / outdoor cooking center, etc.
Floors & Walls
- Imported ceramic or porcelain tiled floors throughout for elegance and low maintenance many with decorative designs. Options could include marble or granite tiles.
- Walls will have three coats of premium latex pastel paint in an, “egg shell” finish. Ceilings will be painted in flat white.
- All homes will have an optional feature wall(s) which may include a natural stone finish.
- Optional upgrades could include marble or granite floors and/or walls.
Terraces
- Large, covered, lighted terrace with wrought iron railings some with optional built in “cooking centers” (bar-b-q, sink, counter space) with ceramic floors and an optional bamboo ceiling.
- Exterior electrical outlet on the terrace and exterior water faucet (design dependent) for easy maintenance.
Air Conditioning Roug-in (Optional)
While most people consider AC not necessary in the Central Valley, an optional upgrade will be available at the time of purchase.
Note: Each bedroom, living and dining room will have a rough-in electrical outlet for a tropical ceiling fan. For purchasers who wish, the Developer will install the wall mounting bracket, drains, and electrical service required for split AC systems. This will be an optional extra and pricing will depend on site specific conditions.
Optional Extras - Furniture Upgrades
- All houses have to have furniture. Some people have furniture, some start completely new and others in-between. The provision of optional built in furniture is to allow the purchaser to determine his own needs and preferences. Where such furniture is not essential to the use of the room and or where people may have their own favorite treasures, we have made pre-designed and priced options available but have not built their cost into the base price. Built in furniture ultimately adds to the value of the house as it becomes part of the house and it avoids the necessity of having to shop for furniture which may or may not fit the location or color scheme.
- Skylights: some people like the addition of natural light in bathrooms and family rooms.
- Storage Lockers: (available in some designs) some people may wish to add to their storage capabilities by having an additional locker.
Note: “Optional” Furniture, skylights and storage units are designated by “dotted lines” on the floor plans.
